What is the problem with stucco cladding?
Homes constructed between 1993 and 2006 with stucco cladding have a very high rate of seepage and subsequently damage to the sheathing and framing members. This is typically a result of a handful of changes in the materials used and architecture of the construction. Often seepage occurs from areas where the stucco material meets another building material. Roof capping, windows, doors, and anything that penetrates the stucco are the typical pathways for water to get behind the cladding system. Inadequate flashing and sealant details usually contribute to the substrate becoming wet and subsequently failing.
Can you tell if there is a stucco problem just by looking at the stucco?
No. There are some details that can be identified by a visual inspection, but to know whether there is real damage there must be an invasive test performed.
Why is it so important to recognize stucco problems right away?
Rotting sheathing behind the cladding can lead to moisture entering the insulation and drywall. This can create mold problems and create very unpleasant living conditions. Because water diffuses easily through many common building materials, the amount of damage that is created increases exponentially as each season passes.
